Refuncionalización de la capilla de la hacienda de Queréndaro, Michoacán. Consolidación de estructura e integración de cubierta

Abstract

This paper presents a project proposal refuncionalización for the chapel of the Hacienda Queréndaro, its purpose is to provide the owner with a sustainable project and within real possibilities that enables you to restore and preserve the property and as a result financial gain. The paper begins by briefly presenting the theoretical stance on conservation and restoration with the problem faced and then the standard to which is attached as these are the factors that define and guide the project. Then the stage of analysis of the factors affecting the property, in order to understand and know it thoroughly begin. First context is analyzed at the level of human settlement, then the whole town from the point of view historical and typological and finally the property from all its dimensions, architectural, the constructive, structurally and above all documented thoroughly its current state. The next stage of work corresponds to draft refuncionalización, which consists mainly of the consolidation of the structure and integration of missing parts of it. What characterizes this project is that integration was sought by contrast, that the new work differs from the original and give testimony at the time of the intervention. It is necessary to clarify that this decision was reached after analyzing many possibilities and all factors affecting the property, concluding this was the most suitable option. Finally it is performed an analysis of costs and possible financing and management with the aim of encouraging the owner to restore the building, therefore meaning and historical heritage, as what It represents as an investment project.

Este trabajo presenta una propuesta de proyecto de refuncionalización para la capilla de la Hacienda Queréndaro, su finalidad es proveer al propietario con un proyecto sustentable y dentro de posibilidades reales que le permita restaurar y conservar el inmueble y gracias a ello obtener un beneficio económico. El documento comienza presentando de manera breve la postura teórica sobre conservación y restauración con que se enfrenta el problema y luego la normativa a la que se sujeta ya que estos son los factores que delimitan y guían el proyecto. A continuación se comienza la etapa de análisis de los factores que inciden en el inmueble, para poder comprenderlo y conocerlo a fondo. Primero se analiza su contexto a nivel del asentamiento humano, luego el conjunto del casco desde el punto de vista histórico y tipológico y finalmente el inmueble desde todas sus dimensiones, lo arquitectónico, lo constructivo, lo estructural y sobre todo, se documenta exhaustivamente su estado actual. La siguiente etapa del trabajo corresponde al proyecto de refuncionalización, que consiste principalmente en la consolidación de la estructura y la integración de partes faltantes de la misma. Lo que caracteriza a este proyecto es que se buscó la integración por contraste, que la obra nueva se diferencie de la original y rinda testimonio del momento de la intervención. Es necesario aclarar que se llegó a esta decisión tras analizar muchas posibilidades y todos los factores que afectan el inmueble, concluyendo que ésta era la opción más adecuada. Finalmente se realiza un análisis de costos y posible financiamiento y manejo con el objetivo de incentivar al propietario a restaurar el inmueble, tanto por lo que significa como patrimonio histórico, como lo que representa como proyecto de inversión.
