Edificio Mejía Segundo, rehabilitación y nuevo uso

Abstract

This document contains the project of Rehabilitation and New Use of the Mejía Segundo Building, immersed in the area of historical monuments in Morelia city, located on the main avenue of the city. The building was completely intervened in 1980, to be built according to the construction systems of the time (reinforced concrete), with an architectural program (offices) that responded to the mercantile demands of the mid-twentieth century. Its integration into the context is only limited to the repetition of openings and stone facade, trying to emulate the traditional constructions of the city, yielding to the constructive tendencies of the 80s that altered a large part of the historical center of the city. The urban conflicts involved in having an office in the historic center and the growth of the city led to the building being abandoned. Faced with this panorama, the need arises to propose its rehabilitation and new use that allows it to continue working in response to the demands prevailing in the society of the 21st century. The potential of the building does not reside solely in its location on the main avenue of the city, but in its construction system which allows to accommodate architectural programs that respond to new economic models. All of the above pays for the creation of a language that originates narratives to satisfy new ways of life, where the problems of road congestion, lack of parking and public transport, given the human initiative to adapt to live in less motorized environments, give us the opportunity to integrate the Mejía Segundo Building back to the economy of the city through its rehabilitation, giving it a new use that allows to meet the needs of human mobility to the current rhythms of life.

El presente documento contiene el proyecto de Rehabilitación y Nuevo Uso del Edificio Mejía Segundo, inmerso en la Zona de monumentos históricos de la ciudad de Morelia, ubicado en la avenida principal de la ciudad. El inmueble fue intervenido en su totalidad en 1980, para ser edificado conforme a los sistemas constructivos de la época (concreto armado), con un programa arquitectónico (oficinas) que respondía a las exigencias mercantiles de mediados del siglo XX. Su integración al contexto solo se limita a la repetición de vanos y fachada de piedra de cantería, tratando de emular las construcciones tradicionales de la ciudad, cediendo a las tendencias constructivas de la década de los 80 que alteraron gran parte del centro histórico de la ciudad. Los conflictos urbanos que implicaba el tener una oficina en el centro histórico y el crecimiento de la ciudad fue llevando al edificio a su abandono. Ante este panorama surge la necesidad de proponer su rehabilitación y nuevo uso que le permita seguir en funciones respondiendo a las demandas que imperan en la sociedad del siglo XXI. La potencialidad del edificio no reside únicamente en su ubicación sobre la avenida principal de la ciudad, sino en su sistema constructivo el cual permite dar cabida a programas arquitectónicos que responden a nuevos modelos económicos. Todo lo anterior abona a la creación de un lenguaje que origina narrativas para satisfacer nuevas formas de vida, donde los problemas de congestionamiento vial, falta de estacionamiento y transporte público, ante la iniciativa humana de adaptarse a convivir en ambientes menos motorizados, nos dan la oportunidad de integrar nuevamente a la economía de la ciudad al Edificio Mejía Segundo a través de su rehabilitación, dándole un nuevo uso que permita cubrir las necesidades de movilidad humana a los ritmos de vida actuales.
