Abstract

The evaluation of the project examines the feasibility of building a department in order to rent them and make a profit for the owner of the property, from the points of view: technical, market, financial and economic profitability. Upon completion of this second part, you should have a clear view of current market conditions on the property, which to decide whether to construct the building, at least from the point of view of potential demand. The third part consists of a financial analysis of all conditions previously determined in the technical study. This includes determining working capital, the initial investment, the cost of capital, raise different financing schemes to accept one of them, the calculation of the initial balance sheet and projected income statement to five years. This part is, in short, to obtain all necessary measures to carry out the economic evaluation figures.

La evaluación de este proyecto analiza la factibilidad de construir unos departamentos con el objetivo de rentarlos y obtener una utilidad para el propietario del inmueble, desde los puntos de vista: técnico, mercado, financiero y de rentabilidad económica. Respectivamente a esto, lleva ligado una serie de documentos legales y reglamentos que el ingeniero civil tendrá en cuenta al estar evaluando un proyecto de inversión. La primera parte del proyecto comprende el estudio técnico, donde se localizará el terreno teniendo en cuenta la factibilidad del uso del suelo, la topografía que comprende el sitio, estudios de la conformación del suelo en base a la mecánica de suelos, el proyecto ejecutivo donde se realizaran todos los planos que comprende al proyecto, el programa de obra donde se planea el tiempo-costo que va a durar la obra, el presupuesto que es fundamental para obtener el costo de la obra y el proceso constructivo que describe el orden adecuado que se llevaran a cabo las actividades en la construcción de la obra. La segunda parte del proyecto comprende el estudio de mercado del inmueble, donde se llevara a cabo un estudio en las diferentes Colonias de Morelia; para determinar el costo de renta en los diferentes departamentos existentes. Al terminar esta segunda parte, se deberá tener una clara visión de las condiciones actuales del mercado del inmueble, que permita decidir si es conveniente la construcción del edificio, al menos desde el punto de vista de su demanda potencial. La tercera parte consiste en un análisis financiero de todas las condiciones que previamente se determinaron en el estudio técnico.
