Proyecto del corporativo administrativo del H. Ayuntamiento de Morelia

Abstract

The main objective of this thesis is to deal with the problem that exists in the city of Morelia regarding their changing facilities and dedicated to different administrative offices of different kinds, and provide a solution to avoid these continuous movements and at the same time benefit the Ayuntamiento avoiding paying high rents for properties with adaptations that doesn`t realize the different functions which they are used, and get its own building with the same resource used for the aforementioned income. Thus, the main contribution of this project is the meeting of 3 different properties leased by the City Council, bringing together the 3 objects with higher lease prices and these were the Administrative nature, which are Secretaria de Administración, Contraloría y Delegación Administrativa de la Sindicatura. The conclusions from the research presented, link together the topics covered in the process of the same and are set out below. The result of this work is therefore to design a building for three secretaries having 2 floors secretary and using the ground floor for parking. Forgetting the modulation that we know regarding `` office'' and implementing a better modulation of the same less strong and making these completely different and comfortable spaces for workers and users, leaving open spaces where it has user-linking employee and making the workplace to be a friendly and relaxed place for both the employee and any person, as well as the implementation of a gym and a restaurant for the employees of this building.

El objetivo fundamental de esta tesis es abordar el problema que existe en el Ayuntamiento de Morelia con respecto a su continuo cambio de instalaciones dedicadas a diferentes oficinas administrativas y de diversas índoles, y aportar una solución para evitar estos continuos movimientos y al mismo tiempo beneficiar al Ayuntamiento evitando pagar rentas elevadas por inmuebles con adaptaciones que no cumplen con las diferentes funciones para las cuales son usados, y así obtener un edificio propio con el mismo recurso usado para las rentas de los ya mencionados. Así pues, la aportación principal de este proyecto consiste en la reunión de 3 de los diversos inmuebles arrendados por el Ayuntamiento, reuniendo los 3 Inmuebles con el precio de arrendamiento más elevado y estos fueron los de índole Administrativo, los cuales son: Secretaria de Administración, Contraloría y Delegación Administrativa de la Sindicatura. Las conclusiones que se derivan del trabajo de investigación que se presenta, enlazan entre si los temas tratados en el proceso de la misma y son las que se exponen a continuación. El resultado de este trabajo es por tanto el diseño de un edificio para 3 secretarias contando con 2 pisos por secretaria y utilizando la planta baja para un estacionamiento. Olvidándonos de la modulación que conocemos con respecto a ``oficinas´´ e implementando un mejor acomodo de las mismas menos fuerte y haciendo de estas, espacios completamente diferentes y cómodos para el trabajador y usuario, dejando espacios abiertos donde se tenga vinculación usuario-empleado y haciendo que el lugar de trabajo sea un lugar amigable y relajado tanto para el empleado como para cualquier persona, así como también la implementación de un gimnasio y un comedor para los empleados de este edificio.
