Gestión para desarrollos habitacionales en el Municipio de Morelia

Abstract

The present research araises from the experience in the field of architecture within the state of Michoacán and other states of the Mexican Republic, seeking to develop new housing complexes, which allows to discover that not all investors have the necessary experience to give full monitoring of the itinerary marked by the administrations of each state and each municipality. However, as a graduate of The Michoacán University of San Nicolas of Hidalgo (UMSNH), with the desire to obtain the title of architect, the conformation of the Management for housing developments in the municipality of Morelia is presented, in order to offer a didactic proposal for Neophyte recipients in the field of housing development and investment in this field, but within the municipality of Morelia. This project offers the basic concepts to introduce the reader to the general understanding of what is involved in the management of housing developments within the municipality of Morelia. It is also based on the documents that regulate the urban development of the state of Michoacán de Ocampo, such as the Urban Development Code and the regulations that regulate the work and functions of the Secretariat of Urban Development and Environment of the Municipality of Morelia. Thus the configuration of the present investigation is developed from the division of the same into three main phases, simple to understand and assimilate. Finally, it should be noted that the urban development agency generates benefits for the population of the municipality of Morelia, since it can limit time and reduce costs, speeding up the analysis of the viability of the regularization of the properties.

La presente investigación surge de la experiencia en el ejercicio del campo de la arquitectura dentro del estado de Michoacán y otros estados de la República Mexicana, buscando desarrollar nuevos complejos habitacionales, lo cual permite descubrir que no todos los inversores cuentan con la experiencia necesaria para dar seguimiento cabal al itinerario que marcan las administraciones de cada estado y de cada municipio. Sin embargo, como egresado de la Universidad Michoacana de San Nicolás de Hidalgo (UMSNH), con el deseo obtener el título de arquitecto se presenta la conformación de la Gestión para desarrollos habitacionales en el municipio de Morelia, a fin de ofertar una propuesta didáctica para destinatarios neófitos en la materia de desarrollo habitacional e inversión en ese campo, pero dentro del municipio de Morelia. Este proyecto ofrece los conceptos básicos para introducir al lector en la comprensión general de lo que implica la gestión de desarrollos habitacionales dentro del municipio de Morelia. Además, está basada en los documentos que regulan el desarrollo urbano del estado de Michoacán de Ocampo, como es el Código de Desarrollo Urbano y los reglamentos que regulan el quehacer y las funciones de la Secretaría de Desarrollo Urbano y Medio Ambiente del Municipio de Morelia. Así la configuración la presente investigación se desarrolla a partir de la división de la misma en tres fases principales, sencillas de entender y asimilar. Finalmente, cabe señalar que la gestoría de desarrollo urbano genera beneficios para la población del municipio de Morelia, ya que puede acotar tiempos y reducir gastos, agilizando el análisis de la viabilidad de la regularización de los predios.
