Abstract

This thesis is a sample of the professional work of an architect, in which several activities are combined that finally end in an architectural project, executive project, budget and possibly in construction. For the development of this thesis, the author drew up a list of the architectural projects that will adapt to their tastes and that possibly had experience to develop a quality work that was useful for the developer that will need the project. The developer is a key element in this document, as this company interested in the project (Tulum Nah Apartments), provided the land in Tulum, Q. Roo, where the project was developed, and helped to establish some of the objectives, the needs, architectural program and organization chart of the architectural typology. It is worth highlighting this thesis in particular, which corresponds to a new architectural typology for the tourist sector of the Riviera Maya. This new typology can probably be similar to that of an Apart-hotel or Condo-hotel; however, its characteristics in particular are associated with holiday rentals (short, medium, or long term), through Internet pages such as Airbnb, Booking and Trip advisor, from housing units such as "Studio Apartment" and Department, which They will offer some services, but not as extensive and constant as a Hotel. It is concluded that this architectural typology is new, thanks to the recent birth of the main internet platforms for holiday rentals (2000-2010 decade) and also because, although this typology is used largely in the Riviera Maya, it is difficult to find a condominium built especially for this purpose. It will also be important for the designer and this thesis in particular, to emphasize the interior design of the architectural project, since this should guarantee the inhabitant or guest, to feel in the peculiar coastal and natural environment of Tulum, through conservation of the existing natural context and use of local materials in the finishes and furnishings of the building. Therefore, this thesis speaks in large part of the Mexican Caribbean on issues of urban development, tourism, population, pollution, in the historical background sections of the municipality and population of Tulum, generalities of the site and its tourism activity, historical censuses of the population and tourist influx. This to understand the historical and social context of the area.

La presente tesis es una muestra del trabajo profesional de un arquitecto, en la que se combinan varias actividades que finalmente terminan en un proyecto arquitectónico, proyecto ejecutivo, presupuesto y posiblemente en la construcción. Para el desarrollo de esta tesis de licenciatura, el autor elaboró una lista de los proyectos arquitectónicos que se adaptarán a sus gustos y que posiblemente tuviera experiencia para desarrollar un trabajo de calidad que fuera útil para el promotor que necesitará dicho proyecto. El promotor es una pieza clave en el presente documento, pues esta empresa interesada en el proyecto (Tulum Nah Apartments), brindó el terreno en Tulum, Q. Roo, donde se elaboró el proyecto, y ayudó a establecer algunos de los objetivos, las necesidades, programa arquitectónico y organigrama de la tipología arquitectónica. Cabe destacar de esta tesis en particular, que corresponde a una tipología arquitectónica nueva para el sector turístico de la Riviera Maya. Esta nueva tipología probablemente pueda ser similar a la de un Apart-hotel o Condo-hotel; sin embargo, sus características en particular se asocian a rentas vacacionales (corto, mediano, o largo plazo), a través de páginas de internet como Airbnb, Booking y Trip advisor, a partir de unidades habitacionales tipo “Studio Apartamento” y Departamento, que brindarán algunos servicios, pero no tan amplios y constantes como el de un Hotel. Se concluye que esta tipología arquitectónica es nueva, gracias al nacimiento reciente de las principales plataformas de internet de renta vacacional (década 2000-2010) y también ya que, aunque esta tipología es usada en gran parte en la Riviera Maya, es complejo encontrar un condominio construido especialmente para este fin. También será importante para el proyectista y esta tesis en particular, hacer énfasis en el diseño de interiores del proyecto arquitectónico, ya que este deberá garantizar al habitante o huésped, a sentirse en el ambiente costero y natural peculiar de Tulum, a través de la conservación del contexto natural existente y uso de materiales locales en los acabados y mobiliario del edificio. Por lo anterior esta tesis habla en gran parte del caribe mexicano en temas de desarrollo urbano, turismo, población, contaminación, en los apartados de antecedentes históricos del municipio y población de Tulum, generalidades del sitio y su actividad turística, censos históricos de la población y afluencia turística. Esto para entender el contexto histórico y social de la zona.
