This thesis had as objective the making of the restauration project and new use of a property located in the historic center in the city of Morelia, now declared a world heritage site. In the country of Mexico there are hundreds of buildings considered heritages sites or in the zone of one, however, these are mostly abandoned or without use. In this document there’s mention of the lack of given value or interest about the buildings considered heritage sites, and that’s why it is important to promote the use and preservation of the sites. The renovations of these heritage buildings should be respectful of the original design and also the historical moment in which the restauration is being made, as well S the use it’ll have, bringing up the importance of the restauraurations’ methodological processes and understanding that every restauration is different from the other. Even when the building can be located in the same chronological construction space. From the point of view of their materiality as a previous step for their intervention, the understanding of historical buildings is major and indispensable in the decision making of each and every restoration project and new use. That is the reason why this project was brought up by stages or phases, including the revision of historical documents, the norms of restoration of a building of this nature, up to the raising and analysis of the current state. On a more specific note in this topic, a review on the Valladolid housings was made in order to have a bigger understanding of the context under which these buildings were designed. The new use proposal is mainly aims mainly to the conservation of the building and it’s habitational occupancy.
Esta tesis tuvo como objetivo realizar el proyecto de restauración y nuevo uso de un inmueble ubicado en el centro histórico de la ciudad de Morelia, hoy en día declarado como patrimonio de la humanidad. En el país existen un centenar de edificios considerados o ubicados en zonas de patrimonio, sin embargo, estos se encuentran abandonados o en desuso. En el documento se menciona la falta de valoración e interés sobre los inmuebles considerados patrimonio, por lo cual es importante promover el uso y preservación de los mismos. La restauración de los inmuebles patrimoniales debería respetar en gran parte el diseño original del mismo y responder a su vez al momento histórico en el cual se plantea la restauración, así como a los usos que se le dará, enfatizando la importancia de los procesos metodológicos de restauración y comprendiendo que cada restauración es diferente, aún cuando los inmuebles puedan llegar a estar ubicados en la misma temporalidad de construcción. La comprensión de los edificios históricos desde el punto de vista de su materialidad como paso previo para su intervención, es de vital importancia y es indispensable en la toma de decisiones en los proyectos de restauración y nuevo uso. Por tal motivo, este proyecto fue planteado en diversas fases, estas comprenden desde la revisión de documentos históricos, las normativas de restauración de un inmueble de dicha índole, hasta el levantamiento del estado actual y un análisis del mismo. Para abordar un poco más en el tema, se realizó una revisión sobre las viviendas vallisoletanas con el fin de comprender un poco más el contexto sobre el cual dichos edificios fueron diseñados. La propuesta de nuevo uso está dirigida principalmente a la conservación y uso habitacional del inmueble.
