Soto Saldaña 72: proyecto de restauración y reciclaje. Centro Histórico, Morelia, Mich

Abstract

The property located at Lic. Soto Saldana number 72 at the historic center in Morelia, is a private property built at the 19th century which has been intervened at later centuries and currently develops as a residence of mixed uses. This said building is a clear example of properties located at a Historic Monuments Zone which are not designated as historical monuments but are entitled to normatives and regulations that rule on said area for its proper development and conservation. This document presents the theoretical concepts and its description with the main objective of explaining how these are understood and executed in this project. Subsequently, the methodology that serves as a guiding axis to achieve the objectives of the project is presented. Then, the urban context of the property is analyzed in order to understand its historical and current conditions. A study of its current physical condition, its deterioration and alterations is also carried out, managing to present the diagnosis of the property. Subsequently, a project for the restoration and intervention of the building is presented and a management plan is presented to show the feasibility of restoring a property that, although it is not cataloged as a historical monument, does play a role for the context in which it is located. Finally, an example carried out in time with the investigation is presented to verify that tourist accommodation can be a sustainable source to conserve these buildings. The lines of action presented in this paper have as vision, the tourism management and its role in the economic development of historic buildings or buildings located in monuments zone, and with which, a correct safeguarding and conservation can be guaranteed. Furthermore, to achieve a full development including the current needs of its owners and the people who intervene these spaces.

El inmueble localizado en la calle Lic. Soto Saldaña #72 en el centro histórico de Morelia, es un bien de propiedad privada construida en el siglo XIX, el cual ha sido intervenido en los siglos posteriores y actualmente funge como casa habitación de uso mixto. Este inmueble es un ejemplo de bienes localizados en Zona de Monumentos, los cuales no están catalogados como monumentos históricos pero que se encuentran limitados por las normativas que rigen en esta zona para su desarrollo y conservación. El documento presenta, primeramente, la descripción de conceptos teóricos de restauración con el objetivo de exponer la forma en la son analizados y ejecutados en la particularidad de este caso de estudio. Posteriormente, se presenta la metodología que sirve como eje guía para lograr los objetivos del proyecto. Después, se analiza el contexto urbano del inmueble para así comprender su entorno histórico y actual. Se realiza también, un estudio de su estado físico actual, de sus deterioros y alteraciones, logrando presentar el diagnóstico del inmueble. Las líneas de acción que se exponen en este documento, tienen como visión a la gestión turística y su papel para un desarrollo económico de edificios históricos o edificios localizados en zonas de monumentos, y con la cual, se pueda garantizar su adecuada salvaguarda y conservación, así mismo, lograr su desarrollo íntegro con las necesidades actuales de sus propietarios y los usuarios que disponen de estos espacios.
